SRG Property Management – Rental Screening Criteria & Application Process

Thank you for your interest in renting with SRG Property Management. Please review the following criteria and procedures prior to applying.
SRG Property Management complies fully with all Fair Housing laws and does not discriminate based on race, color, religion, sex, national origin, familial status, or disability.
Application Requirements
All applicants 18 years or older must submit an application and pay a $59 non-refundable fee (online via DoorLoop).
Applicants must view the property in person prior to applying. In accordance with our safety policy, a photo ID for all individuals attending the showing must be submitted to management@srg-pm.com before the showing can be confirmed. Applications are processed in the order received and must be complete to be considered.
A complete application includes:

Government-issued ID

Income documentation

Verification of housing history (36 months)

Completed PetScreening.com profile
Processing time is typically 2–3 business days (no weekend processing).
Income & Financial Criteria
Household income must be at least 3x the monthly rent and verifiable.
Documentation requirements:

W-2 Employees: Last 60 days of pay stubs (YTD included)

Self-Employed: Most recent tax return + 3 months of bank statements

Fixed Income: Award letter + 3 months of bank statements
Failure to verify income will result in denial.
Credit, Criminal & Rental History

Minimum credit score: 620 per applicant

36 months of verifiable rental or mortgage history required
-
Bankruptcies: Must be discharged with 48 months seasoning

Evictions/Judgments: Minimum 10 years seasoning
-
Criminal background check required; felonies within the past 10 years will result in denial
Occupancy Standards:
Maximum occupancy: 2 persons per bedroom + 1

1 Bedroom — 3 Persons

2 Bedroom — 5 Persons
-
3 Bedroom — 7 Persons
-
4 Bedroom — 9 Persons
Application Approval & Move-In Process
Properties can be held for up to 4 weeks after approval.
Within 24 hours of approval, applicants must:
Pay security deposit (equal to one month’s rent)
Pay applicable administration fees
Lease must be signed within 48 hours. If these deadlines are not met, the home will be offered to the next qualified applicant.
Prior to key release:

Full first month’s rent and all fees must be paid

(Second month will be prorated if applicable)
Pet Policy

Maximum of 2 pets per property, minimum age 6 months

$500 deposit + $500 fee per pet

PetScreening.com profile required for all applicants (with or without pets)

Proof of renter’s insurance with pet coverage
