When can I expect my owner payments each month?Owner payments are processed between the 8th-10th of each month, depending on the following things. The tenant paying rent in a timely manner Weekends and banking holidays Vendor invoices, if applicable Once your owner payment is initiated, you will receive an email titled āPending Deposit to Accountā from DoorLoop. Funds will be deposited directly into your bank account 3-5 days after receiving the email. Expect all funds to be available in your account by the 15th of each month

Why is my payment less than the rent amount?During the 1st month, tenants are required to pay a full monthās rent at least signing. The leasing fee (generally 55% of one monthās rent) and the current monthās management fee are deducted from the 1st monthās rent. If you have any questions about the lease fee, please speak with the Property Manager. During their 2nd month of occupancy, tenants will pay a prorated rent amount based on their move-in date in the preceding month. A management fee is also deducted in the 2nd month. After the 2nd month all ongoing payments will include a full monthās rent less deductions for the management fee and any vendor invoices for maintenance and repairs.

Who is holding the security deposit funds?Security deposit funds are held by SRG Property Management in a trust account. Once the tenant vacates the property, SRG Property Management will process the Security Deposit Disposition in conjunction with the owners and refund the applicable deposit fund to the tenants.

When should I expect to see my owner statement in the portal?Owners can expect to see your owner statement on the 1st of every month for the preceding month. Found under the āReportsā tab located at the bottom left once logged into your portal. If you have not received instructions for creating and setting up your portal or need a password reset, please contact Tanesha Thompson for assistance at management@srg-pm.com. In addition, you will have access to the following reports: balance sheet, cash flow statements, income statements, transaction detail reports, and vacancy rate.

Do I need to send in funds for the leasing fee or vendor invoices?Leasing fees, management fees, and vendor invoices will be deducted from rent when collected, and the net amount will be paid to owners. Funds are not required to be paid by the owner unless requested by SRG-PM staff to pay large expenses where rent is not sufficient to cover the entire amount or if vendors request an advance payment.

Where can I locate the details for deductions from my rent for repairs and maintenance?Owners can view all billing details in their portals through the Owners Statement. When in your portal simply click on the chat button at the bottom right of the screen and simply search āOwner Portalā for a full list of services and options within your portal. You can also click on āReportsā and within each line item of your reports, you can get more detailed information for each charge.
