SRG Property Management – Property Showing Safety & Identification Policy

Effective Date: January 1, 2026

At SRG Property Management, the safety of our team members, residents, and prospective tenants is a top priority. To ensure a safe and secure environment during property showings, the following identification policy applies to all individuals requesting to tour any property managed by SRG Property Management.

1. Identification Requirement for Property Showings

All prospective tenants who wish to schedule and attend a property showing must provide a valid government-issued photo identification prior to confirmation of the appointment.

Interested parties must submit a clear image of their government-issued ID that displays all four corners of the document. Acceptable forms of identification include, but are not limited to:

  • Driver’s license

  • State identification card

  • Passport

  • Military identification

 

The ID must be submitted via email to management@srg-pm.com before a showing appointment will be confirmed. This requirement applies equally to all individuals requesting a tour, including any additional adults who will attend the showing.

 

2. Purpose of Identification Requirement

This identification policy is implemented solely for the purpose of:

  • Protecting the safety and security of SRG Property Management staff

  • Protecting current residents and their homes

  • Maintaining accurate visitor records during property tours

  • Ensuring responsible access to occupied or vacant units

 

This policy is not used to screen applicants or determine eligibility for housing. Housing decisions are made only after a formal rental application process.

 

3. Fair Housing Compliance

SRG Property Management strictly complies with all federal, state, and local Fair Housing laws. Housing opportunities are offered without discrimination based on any protected class under applicable law, including but not limited to:

  • Race

  • Color

  • Religion

  • National origin

  • Sex

  • Familial status

  • Disability

 

Where applicable, we also comply with additional state and local protections such as:

  • Sexual orientation

  • Gender identity

  • Source of income

  • Marital status

  • Veteran status

  • Age or other legally protected characteristics

 

Our identification policy is applied uniformly and consistently to all prospective tenants and is not used to discourage, exclude, or treat individuals differently based on any protected characteristic.

4. Equal Housing Opportunity

SRG Property Management is committed to the principles of Equal Housing Opportunity. All prospective tenants receive equal access to information, showings, and the application process regardless of protected status.

Any person requesting a reasonable accommodation related to a disability in order to participate in a property showing may contact our office so that we may work to provide an appropriate accommodation consistent with Fair Housing laws.

 

5. Privacy and Handling of Identification

All identification submitted to SRG Property Management is handled responsibly and used only for the purpose of verifying the identity of individuals attending a property showing.

  • Identification documents are stored securely.

  • Access is limited to authorized personnel.

  • Documents are not shared with third parties except as required by law.

  • Identification may be deleted after the showing process is completed, unless required for safety or documentation purposes.

 

6. Refusal or Failure to Provide Identification

If a prospective tenant declines to provide the required identification prior to the showing, SRG Property Management will be unable to confirm or conduct the property tour.

This requirement applies equally to all individuals and is necessary for the safety of our staff and residents.

 

7. Safety During Showings

For safety and efficiency during property tours:

  • Only individuals who submitted identification may attend the showing.

  • Late arrivals may require rescheduling.

  • Staff reserve the right to cancel or end a showing if safety concerns arise.
